摘要:高校物业管理是一个集管理、经营、服务为一体的系统工程，随着我国高校后勤改革的不断深入，高校物业管理也积累了一定的经验，并取得了不错的成绩，但高校物业管理体制上还存在相当多的漏洞。回顾高校后勤改革的发展历程，对高校物业管理的方式和方法的探索，不仅有助于推动我国高校物业管理体系的完善和服务质量的提高，而且将更好地服务于高等教育的持久高效发展。

　　　在计算机技术的不断普及和计算机数据处理功能不断提高的时代潮流之下，使用计算机系统能对高校物业的有效管理与维护。利用网络和数据库技术，结合目前硬件价格普遍下跌与宽带网大力建设的有利优势，采用Active Server Page技术（ASP）和Access数据库系统来开发高校物业管理的应用服务系统，开发了基于B/S模式多用户校园物业系统。论文介绍了高校物业管理信息系统的可行性分析、需求分析、功能分析与设计、模块的具体实现、数据库设计、系统实现以及系统测试的整个过程。系统主要供三类人员使用：管理者、内部员工和住户。系统使用的过程是通过对住户信息、保洁管理、维修信息以及设备的管理实现基于Web网络的物业管理。最后得出结论：高校物业管理系统可以充分发挥网络的优势，以实现随时随地的物业的高效管理，很大程度上解决了传统物业管理方式带来的不便。

Abstract:Property management in Colleges and universities is a set of management, operation, service system engineering for the integration of logistics reform in universities, with the deepening of China's colleges and universities, the property management has made certain achievements, accumulated rich experience, but many problems still exist in the property management system. The review of the development of the reform of university logistics, property management mode of university research, is helpful to promote the perfection of the system of property management in Colleges and universities of our country and improve the quality of service, development to better serve the higher education.

Use of network and database technology, combined with the current hardware prices generally fell broadband network built in a favorable advantage, the application of Active Server Page technology and Access database system components to form the application service system of university business management, developed the B\/S mode multi-user system program based on campus property. It is convenient to use, simple operation, high efficiency. The system interface design generous, simple, practical, simple and convenient operation, and is a perfectly ordinary campus property daily business management software. The software can realize the intelligent management fees, repair, campus parking lots of the campus, can improve the efficiency of property management.
